The collapse of outdated retailers Debenhams and the Arcadia Group will flood an already saturated retail market with an estimated 16.5 million square foot of retail space - an astonishing figure at the best of times but catastrophic when, by most estimates, the UK was already burdened with 30-40% too much retail space.

A trophy building like the flagship Top Shop store at the crossroads of Oxford Street and Regent Street will no doubt draw plenty of interest, but for the vast majority of the portfolio a fresh approach is going to be required. Landlords and developers will need to use their imaginations to repurpose such a vast amount of space and bring it into line with the requirements of the 21st Century.
